Approval Documents
4. Approved Building Plan From the local planning authority (DTCP, CMDA, HMDA, BDA, etc.). Verify the actual construction matches the approved plan.
5. RERA Registration Certificate Mandatory for all projects above 500 sq mt / 8 units. Verify on state RERA portal.
6. Commencement Certificate Permission to begin construction, issued by the local municipal authority.
7. Occupation Certificate (OC) Issued after construction completion, confirming the building meets approved plan specifications. Mandatory for ready-to-move properties.
Land Documents
8. Land Use Certificate / Conversion Order Confirms the land is authorized for residential/commercial use. Critical for properties on formerly agricultural land.
9. NOC from Layout Authority If property is in a layout (BDA, HUDA, etc.), verify layout approval and NOC.
10. Survey Map and Number Cross-verify survey number with the actual property location using revenue maps.
Financial Documents
11. Property Tax Receipts Last 5 years of property tax receipts confirm ownership and rule out municipal claims.
12. Utility Bill Records Electricity, water connection in seller's name confirms occupation.
13. Outstanding Dues Certificate From housing society (if apartment) — confirms no pending maintenance or legal charges.
Legal Clearances
14. Court Order Search Search district court and high court records for any pending litigation involving the property or seller.
15. Power of Attorney (if applicable) If seller is acting through POA, verify: POA is registered, specific (not general), within validity period, and the principal is alive.
