Is the consultation really free? What is the catch?

Accepted Answer

Yes, genuinely free. No credit card. No hidden upsell during the call. The catch is that if we do a great job, some people choose to work with us on a paid advisory engagement. Most people just take the free advice and invest on their own, and that is completely fine. We would rather build trust than push a sale.

If you do not earn buyer commission, how do you make money?

Accepted Answer

Two sources. One: paid advisory engagements with investors who want hands-on help beyond the free strategy session. Two: builder partnerships where the builder pays for distribution to investors who, after our independent due diligence, want to consider their projects. We never take a buyer-side commission. How is this different from a broker or property consultant?

Accepted Answer

A broker earns 2 to 4 percent commission from the builder. Their incentive is to sell you the property that earns them the highest commission. We earn zero from any buyer transaction. Our incentive is to give you advice that protects your investment so you tell other investors about us.

How is this different from a financial advisor?

Accepted Answer

Most financial advisors are stocks and mutual funds specialists who treat real estate as an afterthought. We are real estate specialists. We pull RERA filings, evaluate builders, and structure portfolios across cities and asset types specifically.

Does SquareMind sell properties?

Accepted Answer

No. We are an advisory, not a broker. Once we recommend a property and you decide to act, you transact directly with the builder or through a broker of your choice.

I am an NRI. Can you help me invest from abroad?

Accepted Answer

Yes. A significant portion of our clients are NRIs in the US, Canada, UK, UAE, and Singapore. We handle FEMA compliance guidance, evaluate builders remotely using RERA data, advise on Power of Attorney structures, and provide tax implications specific to your country of residence.

Can you handle taxation for my country of residence?

Accepted Answer

We can guide on the cross-border tax structure, including DTAA treaties for the seven most common NRI countries (US, UK, Canada, UAE, Singapore, Australia, Saudi Arabia). For final tax filing in your country of residence, you should work with a qualified CA who specialises in NRI taxation. We can refer one if needed.

Will I need to fly to India to complete the purchase?

Accepted Answer

Not always. With a properly structured Power of Attorney, the full transaction can often be done remotely. We help structure the POA so it is limited, time-bound, and registered, which protects you from the most common POA fraud patterns.

No. This is our hardest rule. You will receive exactly one confirmation message and one call at your booked time. If you are not interested after the call, we will not follow up unless you reach out. We built SquareMind because we hated the spam culture of Indian real estate.

Accepted Answer

Yes, that is one of the most common use cases. Send us the project name and brochure ahead of time. We will pull RERA records, builder track records, and comparable pricing data before your call so we can give you a real read instead of generic guidance.

Are your blog posts written by AI?

Accepted Answer

No. Every post is researched, drafted, or edited by a named human advisor. We use AI tools to help with outlines and first drafts, the same way most newsrooms use AI today. The named author owns the final claims and is accountable for them.

How do I know your advisors are real and qualified?

Our advisory primarily focuses on buy-side and portfolio strategy. For exit strategy and resale, we can advise on timing and price benchmarking, but we do not act as a listing broker. Our distressed property deal room (Properties page) is a separate product currently in waitlist mode.

We do not originate loans, but we help you compare lenders and structure loans for tax efficiency. For an NRI specifically, we can guide on NRE versus NRO funding, which lenders are most NRI-friendly, and how to optimise the rate-versus-tenure tradeoff.
