What Is a Title Report?

A title report is a legal document prepared by a property lawyer after researching the complete ownership history (chain of title) of a property. It tells you whether the seller has the legal right to sell, and whether the property is free from encumbrances.

Key Sections of a Title Report

1. Property Description

Physical address, survey number, area, boundaries. Check: Does this match the property you are buying? Mismatched survey numbers are a common fraud.

2. Chain of Title (Ownership History)

Chronological list of all ownership transfers for the past 30+ years. Each transfer should show: sale deed/gift deed/inheritance document, registration details, and consideration paid.

Clear title: Unbroken chain from original owner to current seller with no gaps.

Red flag: Missing links, undocumented transfers, or transfers through General Power of Attorney (GPA).

3. Encumbrance Status

  4. Undivided share issues: In multi-owner properties, unclear demarcation of shares
  5. Revenue record mismatch: Name in sale deed differs from revenue records (mutation not done)
