The Three Types of Area: Simple Definitions
Carpet Area
The area you can actually walk on — wall to wall. This is YOUR usable space. It includes bedrooms, living room, kitchen, bathrooms, balconies, and store rooms.
Does NOT include: Outer walls, inner walls, common areas, lobbies, staircases, elevator shafts.
Built-Up Area
Carpet area + area occupied by walls (inner and outer). Typically 10-15% more than carpet area.
Formula: Built-Up Area = Carpet Area + Wall Area
Super Built-Up Area
Built-up area + proportional share of common areas (lobby, staircase, gym, club, swimming pool, garden, etc.). Typically 25-40% more than carpet area.
Formula: Super Built-Up Area = Built-Up Area + Common Area Share
How Much Difference Does It Make?

You are actually paying Rs 11,000 per usable sq ft, not Rs 8,000.
RERA Rule: Carpet Area Is King
Under RERA (2016), builders must:
- Quote prices based on carpet area only
- Clearly define carpet area in the agreement
- Carpet area must match RERA-registered specification
If a builder quotes super built-up area, they are violating RERA guidelines. Report on your state RERA portal.

Loading factor = (Super built-up area - Carpet area) / Carpet area x 100
