When a builder says "1,200 sqft," they usually mean super built-up. Your actual living space is 840-900 sqft. RERA requires pricing on carpet area, but marketing still uses super built-up to make units look bigger.

Common Floor Plan Discrepancies

1. Room Sizes Shrink

Brochure shows a master bedroom that fits a king bed plus wardrobe plus study table. Reality: you can fit a queen bed and a wardrobe. The study table goes in the living room.

2. Balcony Disappears or Shrinks

Floor plan shows a deep balcony (6ft x 10ft). Actual balcony: 4ft x 8ft. Or worse, the "balcony" is a utility space with AC outdoor unit taking half the area.

3. Kitchen Layout Changes

The L-shaped kitchen with breakfast counter becomes a galley kitchen. The window placement changes, killing ventilation. The "dry balcony" attached to the kitchen is actually a narrow shelf.

4. Bathroom Count or Size

The "3 bathroom" flat has 2 normal bathrooms and a toilet barely 20 sqft with no ventilation. The "master bathroom" fits a shower, wash basin, and WC — but not comfortably.

5. False Ceiling Eats Height

Brochure shows 10ft ceiling height. Actual floor-to-floor: 10ft. Floor-to-ceiling after slab and flooring: 9.2ft. After false ceiling for AC ducting: 8.5ft.
